As we previously reported, Kmart on Clayton Rd. in Concord will close by Feb.2020.
Target seems like a good fit to replace the long-time tenant, but that doesn’t look like it’ll happen.
A reader wrote to the property manager, MerloneGeier Partners, who responded and said “That was our first choice and Target was interested in the location. The issues is that Lucky has a grocery restriction on the property and won’t release it so Target won’t go forward without being able to sell some grocery products.”
MerloneGeier Partners confirmed to Claycord.com one of the plans they’re working on is to subdivide the building and lease to four different tenants. Spaces would range from 18,890 – 29,170-square-feet. The entire building is just a little over 90,000-square-feet.
As a square-footage comparison, Ross in the nearby Clayton Valley Shopping Center is 30,000-square-feet, and Target in Pleasant Hill is 115,000-square-feet.

While Walmart would be nice, that won’t work either because they want to be able to sell food items too. If the current store was divided up my thought right away went to Trader Joe’s as a fantastic idea, but there we go again, with the food restriction. What a quandary.

Agree 100%. Walmart can succeed even without groceries….they can wait until Lucky closes in a few years and then put in groceries.
What happened to fair trade? Lucky is dictating who can and cannot come into the space. That area could use a Target
That’s the deal the property owner made with Lucky’s so this isn’t really a fair trade issue. It would be an issue if government had stepped in to dictate lease terms between two private businesses.
Contracts and lease agreements override fair trade.
Walmart & Target would be considered the same in the no compete clause unfortunately. 🙁

If a Walmart was put in we would move. I’m completely serious about that. Our home value would tank. In this sense I’m grateful for the grocery issue. I don’t see why Target needs a grocery section in the first place. I’d rather they didn’t have one.
Winco or a giant Texas Roadhouse.

Winter is coming a homeless shelter also the forever empty Safeway on Monument.
That is not a very smart move on Lucky’s part. A Target there would bring lots of business into the shopping center!

The current K -Mart already sells groceries, sort of. They have a pantry section in the back that has some limited grocery items. Perhaps a deal could be worked out with Target to do much the same?

OK folks! Some of you must have taken the Evelyn Wood-Head speed reading class. This article clearly states that there is a no-retail food sale restriction on the property. How they got that when K-Mart used to sell food is beyond me, but there it is.
I’m thinking that we have too much retail and too many (mediocre) restaurants already. More housing, anyone?
KMart has been at this location way before Luckys. KMart has also had their pantry section before Lucky took over that space. That store was originally Frys supermarket. That is probably why they were able to keep their pantry section
K-mart has an entire section dedicated to groceries. That doesn’t make sense.

Do you mean Dollar General or 99 Cents only? I go to 99 Cents only and Dollar Tree, I’ve been to a Dollar General once or twice they are not nearly as nice as the 2 I mentioned above. There are 2 99 Cents only in Concord, one on Willow Pass and the one almost across from K Mart. There are also 2 Dollar Tree’s in Concord. Both stores are great for numerous things such as: Gift wrapping material, tissues, candles paper plates Epsom salt for soaking your feet (I work retail and get sore feet) other items as well, anyway between those 4 stores in Concord I don’t think we need another 99 cent store in Concord.
All Dollar General’s have the same space requirements,the one in Vallejo is identical inside to the one on Solano Ave.

Bring on some restaurants
At least Concord has choices, and good choices of grocery stores. Pittsburg is trying hard to get a full service grocery store where the old Food Source on Buchanan Rd used to be. Be thankful that you have Lucky’s and 3 Safeway’s, Whole Foods, and a Food Maxx.
Walmart should go where Orchard Supply used to be and that space should go to some kind of clothing store or an Ace Hardware.
I dont really want ANOTHER empty building for 5+ yrs. I dont really want to see the crowded mess Target has for parking or street traffic like Contra Costa Blvd. Maybe something like Home Goods, Barnes and Noble, a better Mexican restaurant, a Kirklands, anything that could fit on or 2 or 3 companies.
Los Portales Taqueria by the Buttercup Pantry on Clayton is pretty good and new. Also, it’s farther, but Tacos El Patron on Monument by the freeway has incredible everything.
Yes, Las Portales has really good Mexican food. I was surprised about all the options they have.
I don’t know if what K-Mart sells can seriously be called “food.” Unless, of course, all you eat are snacks. It’s more like a 7-11. They have a fully stocked selection of chips, cookies and soft drinks. Oh, and strictly for convenience, a refrigerated section with milk. I think I once paid $5 for a gallon there. I shudder to think what a Butterfinger might cost.
Until they get it rented, perhaps they could install maybe 500 cots, and temporarily house the homeless. Perhaps create a transitional drug rehab center…perhaps also transition inmates being paroled back in to society.

I would rather see Target or Walmart than Lucky. I am not sure how that store survives. It’s dead whenever I go there.
A Brazilian steakhouse, Aqui Cal-Mex, BJ’s Restaurant & Brewhouse, and a Zachary’s Pizza. The KMart garden shop would make a nice outdoor patio space for either restaurant if landscaped properly.

There was a First Interstate Bank, too. We used to have a safety deposit box there.
So I figured the space wasn’t big enough for Target and I assumed there’s a non compete clause, as that center has had other non-compete clauses. Remember the whole Starbucks thing? There was supposed to be a Starbucks in Lucky’s but it was blocked because of the clause with another tenant. I always figured K Mart was probably grandfathered in. Target is looking to expand more heavily into groceries at all their locations. If there’s a non compete grocery clause in effect, Target will not locate there.
I can’t see housing there. It’s not zoned as such. And there’s available housing bordering everywhere around the center.
So that brings up the dilemma that it’s too big for everyone else, which as mentioned in the original post– so they’re looking to divide it up. If anything, that could be more profitable and we would likely see food options among the new tenants. I always though the K Mart parking lot was too big, and it really needs a drive thru tenant on the corner across from the gas station. It’s a wasted opportunity. Now here’s another problem… They never replaced the paint tenant they lost. So in my mind there’s what five to six openings for that center? It’s not going to be easy as there’s available spaces just about everywhere else.

Ultimately, it doesn’t matter much because everything outside of downtown concord and the veranda looks like a rundown mess. Not enough people will go spend money anywhere that looks so dilapidated. Until the city, property owners, and businesses spend money updating the look of the city, everything will fail and be empty.

We seem to be in a Bermuda Triangle for ice rinks. Oakland, Dublin, Vacaville are the closest rinks.
This area would be PERFECT for an ice rink. Get the kids out there for hockey classes, figure skating. Include an arcade in there too.
Because Target is a cheaper place to shop for grocery items. Much cheaper and if you have a red card you get an extra 5%. There isn’t much they could put in to get me to drive across town to shop.
Way back when Lucky’s was being built they used to have a coffee shop… first Starbucks and then pacific coast cafe and they were not allowed for that location because of a coffee shop in there at the time. So they probably negotiated the same deal for new stores with what their primary business is….
NO WAL-MART! Target is the best choice, and Lucky does not own that property. If the citizens want a Target, that is what should go in there. A supermarket should not be the deciding factor for what goes in our neighborhood! I will never shop at Lucky, again!
Non competitive lease clauses are very common. Dumping on Lucky for what is a industry practice is highly unfair.
If Target were there first, they would have the same contractual clause preventing Lucky from opening a store on that site.
I know that it is common in lease agreements. However, I’m saying that it isn’t right. My point was, these stores are monopolizing our society, and even neighborhoods, such as ours. The deciding factor of a store where I shop is not for you to have an opinion on.
“Dumping” on companies that people deem unfair is what people do. When Whole Foods was ready to kick out all the food places in Walnut Creek the people spoke up or “dumped” on them and it made them change their mind and let the food places stay. If people truly want a Target the should speak up to Luckys management.
This shopping center has entered death by a thousand cuts mode, and is trending towards our beloved Bel Air shopping center crown jewel. A mini veranda concept would work here with a heavy food focus (not grocery), some sitting areas, and perhaps a small live music venue, play area, and water feature. Box out the grocery section and rebuild and configure the remaining space to maximize commercial space. If Concord was on its game, it would allow a two story parking structure that was sunk a few feet to remain within height requirements.

There was a realtor and The Chartered Bank of London originally. My parents had an account there. There was a fireplace and overstuffed furniture, it was great. And then reality took over….ahem.. that was the end of that! 😢
Best choice would be a Target, area residents should revolt for that to happen. Next best would be an indoor shooting range so the California paranoid can learn to not fear guns.

That’s pretty crazy. You don’t see that every day, demolishing what must’ve been relatively new buildings. Funny I don’t remember that. I sure do remember slogging through thick sticky mud in rainy weather when it was all a big field, to get to and from CVHS though. And good old Sil’s across Alberta in another big field.
As I said in the other KMart post: This space should be turned into a homeless shelter (temporary or permanent is fine) with beds, a cafeteria, and rec rooms. There are too many people being forced to live on the streets these days, and winter will be here soon! Be kind in your heart.

Yesterday I drove by the shelter on Arnold Industrial. A half mile in either direction were abandoned carts, piles of debris, people sleeping on the sidewalks, tent encampments, and litter. Just what we need on Clayton Road.
Instead of more retail, how about tearing all the buildings down and building high rise apartments.
50% of the apartments could be section 8 and low income.
The upper floors could be high-end luxury apartments.
They could even have a driverless electric shuttle (with its own lane on Clayton Road) running 24/7 to take everyone to Bart.
Imagine the possibilities.
Yes, before D&D there was Liquor store and I recall a fire place in the middle, I believe Video Outlet was also there for a while. D&D was the go to place for many Varsity Letter Jackets.

Home depot MIGHT work, but there was a yard birds two blocks down that didn’t make enough money to stay open. I don’t think the new money in Clayton is very DIY.
There’s a HUGE gym one block down and it is packed, despite the blight.

Subdividing the building won’t be cheap.
Neighborhood shopping centers need anchor tenants to generate or draw in potential customers. Without anchor tenants is only a matter of time before slim margin business operations fold.
Unfortunately with high cost of living in CA overall disposable income is decreasing. Have admiration for those brave enough to operate in this state.
Redesign the whole ugly setup. Break up the huge parking lot into smaller sections and put some indoor recreation-type stuff in the partitioned big building, then add a few small things within the parking lot: a restaurant or two with some space for outdoor seating / live music, or a beer garden kind of setup.
I too would like to see a Target, but not going to happen currently. But also, I would like to see a good bookstore, ice cream parlor ( Fenton’s / Leatherby’s type) and a craft supply shop. I like the idea of a Veranda type center mentioned by another. Maybe a coffee house where there could be some live music/ open mike events in the evenings and a breakfast cafe with good food ( unlike Country Waffles). A small movie theater that shows kid/ family classics during the day and art / indies at night ( New Parkway in Oakland).

I will miss Kmart tons. When it was not empty, they had a great garden center, but not lately. Best place to go Christmas shopping with the kids. They have some food so not sure about the clause from Lucky’s. I will miss Kmart, just like I missed Longs when they merged with CVS. Time marches on. NO WALMART. I think a art store like Michaels would be wonderful or a garden store like Lowes. But I would worry about Ace if Lowes went in. People do not shop small stores on a regular basis anymore so breaking up the space makes not sense, they may fill one small spot but not all spots. How about a Chuck e Cheese or another type location for young people and old alike, even a movie theater may work.

The entire area of the parking lot that abuts Clayton Road is rarely used and additional buildings and businesses could me put there … if someone happens to be considering a remodel. I’d like to see an InNOut Burger a little closer for drive thru and take home. Maybe a California Fish Grill for the same reason — close enough so that you could get take out and get home before it got cold. Or, even a Chik Fil A.. Why not a Target in the KMart building without the food. Can’t understand why Target would want food in its mix, anyway. Bed, Bath & Beyond, TJ Maxx.

What is wrong with lucky and those pandering to them?! Target would bring more foot traffic (and customers) for lucky and isn’t planning on selling all groceries. We finally get a chance for a target out here and they allow lucky to close the door? We can’t let that happen.
We need a target really badly out here and lucky is clearly NOT thinking of our community and our needs and is only thinking of themselves. Plus their quality is so poor I don’t know how anyone shops there unless they were in that parking lot already for something else.
Boycott lucky until they allow target. Hit them at their bottom line and they may change. Everyone I know who lives here wants a target and would rather shop at Trader Joe’s, sprouts, grocery outlet, and Safeway above lucky As it is. Maybe there are excellent reasons why. Plus like I said, if there’s nothing good in the parking lot anyway, who is going to go to Lucky? There are a ton of residents out here who have comfortable incomes and these businesses are making really foolish decisions.

Target needs to suck it up and take the space without selling groceries. We don’t need another grocery store, but we do need a Target for all the other items, clothes, sporting goods, home goods, etc.
While I like the idea of a Texas Roadhouse or an ice rink or other family entertainment, by taking Kmart away, there’s nothing like that at this end of town.

So, as a group they can tie up a town and raise prices sky high.
