State legislators and Gov. Gavin Newsom announced Monday the state has extended its moratorium on evictions for coronavirus-related income loss through June 30.
The moratorium, which was set to expire Jan. 31, prevents property owners from evicting tenants if they cannot pay the entirety of their monthly rent because of pandemic-induced loss of income.
Tenants are required to pay at least 25 percent of their monthly rent to benefit from the moratorium and also have a minimum of 15 days to provide proof of financial hardship to remain protected from eviction.
The state is also working to utilize the $2.6 billion in aid for renters it received from the latest federal stimulus bill.
Newsom said Monday during a briefing on the pandemic that the state will use the federal funding to pay up to 80 percent of low-income residents’ outstanding back rent to landlords, while the remaining 20 percent will be forgiven.
That funding will be targeted at renters who make less than 50 percent of the area median income for their local jurisdiction, with the potential to expand relief to renters making less than 80 percent of their AMI.
Glad I don’t own rental property. Especially apartment buildings.

The 20% of outstanding rent is going to be forgiven by whom? Landlord? If so, I would call that a “Take” and expect the mother-of-all Class-Action lawsuits against Newsom and the state of Kleptofornica.
You would have to be pretty cold hearted to evict someone who previously had been paying rent on time before this Chinese curse hit us. However forgiveness has to go all of the way up to banks. It can’t stop at landlords.
But those people who have been getting massive unemployment…. and if they still choose not to pay?
That’s ridiculous thing to say ! Not everyone is getting ridiculous amounts of unemployment and refusing to pay ! Some barely get any and are paying the amount they were told and still being told they have to move out because of loopholes and people lying about when after they pay what they are supposed to and had never been Kate on any rent before virus !!!!! No one is entitled to live anywhere, Becky. Your landlord is not required to take a loss on your failing to make rent. It is harsh but it is the reality of the situation. If someone can’t make rent, they need to consider moving somewhere with lower rent.
The extra income per week has been so high that many low-earning people refused to go back to work because they were making more sitting at home than they were if they worked a 60 hour work week. All while essential workers get their faces coughed in for less money.
It’s a sad time. We destroyed the economy because we were too ignorant to just mass produce respirators domestically, or buy them from an ally en masse, and then require them to be worn. Now many people who have gotten their first taste of free government money are addicted to it, hope it never runs, even hope that they can squat in someone else’s property without paying a penny.

You can’t sue a state official under sovereign immunity.
What you can do is raise the rent for tenants at the end of their lease, especially if the government is picking up the tab.
After all, it worked to raise higher education costs for student loans…
My dads neighbors have not paid a dime in almost a year, despite having money for frivolous things. Not fair at all to the landlords who still have to pay their mortgages.
If they are S*** heels they should be evicted for sure.
Two sides of the coin there . I’m not saying there are those taking advantage but there are those honestly trying to do everything they can and still ending up on the street for doing what they are told to do ! And aren’t buying frivolous items just trying to have a roof and food !

I understand hardships but if you need to, you figure it out. People complain about their not being jobs, some legitimate and others sit on their Fanny and wait for the next stimulus or unemployment check. Relying on others to carry them through life. These are the same people who bought new flat screen TVs, cars, etc over Black Friday. Numerous friends of ours have been able to find new positions or even more, find a higher paying job, including myself and my spouse. You just have to look.
Everyone not living off the dole is NOT in support of this. So, liberals for it…

100% honest here, every person I know who lost their job during Covid is delaying getting another job so they can collect the highly inflated unemployment during this time. Maybe 4 people?

I just want to point out for all the people who claim they care about the economy: mass evictions would be bad for the economy.
How so? those that are not paying rent get evicted. Then the landlord can get paying tenents in and the money is flowing again.

What happens to the landlord who has to continue paying his mortgage payment to the bank?
What happens to the Bank who foreclose and then has to maintain the property for which they are not receiving rent?
What happens to the Bank’s bottom line when the have to sell the properties at a loss assuming they can sell at al?
Who actually owns the bank? Shareholders do.
Not good for who’s economy exactly? Not the Landlords, Not the Bank and not the Shareholders.

Unemployed have been getting more money than ever before. $600 a week extra for months on end. Those who can’t afford to live where they are should move; they have been provided generous funds to do so by the taxpayer.

I don’t know where you get your information from? But I do not get an extra 600 month nor did I receive any in December at all . Have three grandchildren to feed and house and have to move because of a loophole and lies ! With no where to go ! I have worked all my life 57 years old ! I do not get stimulation fir the grandchildren the parents get it . ??? But that does not help us ! I have never been late on my rent before this virus and shut down. Not everyone is a dirt bag trying to live off the system and do nothing! Very close minded if you were in this situation… doubt you would be spewing such crap!
$600 extra a week went on for like 2.5 to 3+ months back starting March or April. Lot of extra moneys to sit at home, safe as a lamb. This is on top of the normal unemployment payment. I am sorry for your situation, but it does not change the fact that many people are choosing not to go back to work while they enjoy the extra free government money. I have a friend skiing for the last three weeks while putting in the minimum of applications.
Know an acquaintance who quit his full time job at a store at about $15 an hour because he felt unsafe due to covid; although fear of covid is a explicitly disallowed reason to collect unemployment, he got it. Thanks to the extra covid unemployement per week bonues he made drastically more money just sitting on his butt at home, enjoying his family’s company.
