In what Contra Costa County supervisors said is the last major step of a complicated, years-long process to provide land for a new Pleasant Hill library, the supervisors on Tuesday approved the $13.8 million sale of 4.8 acres of land to a developer for construction of 34 single-family houses.
Tuesday’s approval of the sale of the land to Walnut Creek-based Davidon Homes was the last property transaction involved in a four-way plan in which the old library is knocked down, that land sold for housing development and the new library and sports fields built on nearby parcels.
The supervisors voted in May to turn over a 3.65-acre section of that land, north of Oak Road and west of Interstate Highway 680 in Pleasant Hill, to the city of Pleasant Hill — at no cost — to be the home of the new
Pleasant Hill library. The new library is tentatively scheduled to open in late 2021 or early 2022.
The supervisors also approved the sale of another segment of the 15-acre property to the Pleasant Hill Recreation and Park District, which eventually will build sports fields there. The park district will pay $4 million for that land.
Also in May, the Pleasant Hill City Council approved the entitlements and conditions of approval for the development of a 34-unit subdivision. This is the 4.8 acres, with a formal address of 1750 Oak Park Blvd. and 75 Santa Barbara Road, officially sold Tuesday to Davidon Homes.
The other party involved in the plan is the Mount Diablo Unified School District, which is conveying ownership of about 2 acres it owns near the old library to the city of Pleasant Hill, also at no cost, to become part of the site for the new library.
“It’s been a long slog, but in the end, everyone’s concerns were addressed,” County Supervisor Karen Mitchoff of Concord said Tuesday.
Mitchoff said the overall effort to arrange for building a new library in Pleasant Hill started in 1987, and that Tuesday’s land sale is “the culmination of all the hard work of staff from several entities.”
In addition, Supervisor John Gioia of Richmond said the land sale comes at an opportune time.
“It’s an important sale for the county in these increasingly hard financial times,” Gioia said.
The old Pleasant Hill library closed in June, and the temporary county library in Pleasant Hill opened Tuesday in the City Hall Community Rooms for front-door service.
Just a little math but that means each house is costing $405,000 just for the land.

no mention of the people who were against it or why during covid a construction project is being started with the numbers so high and everyone being sip again ….
we all know sip is coming again they have tested the waters of how far they can push and now they are going to implement them
watch closely as to how the board promotes this tax hike and future taxes and their self approved raise coming soon
This means that each home will have to sell for close to $1,000,000 assuming that the builder is going to have to pay for building materials, permits, inevitable governmental costs AND labor. When all is said and done, those houses won’t be in a ritzy neighborhood and may even be on a flood plain (just my guess, no evidence to support that). I already live in Pleasant Hill and couldn’t afford to live there.
living in PH and not affording it in today’s prices is a good problem to have. a 3 bedroom, 2 bath single family home leans closer to 900k+!
these homes are def going to be over a million. you can see what they’ll look like on the city’s website. they’ve been mapped for parcels, streets, etc. in this situation it’s “just add water” with the water being the builder.

The land to the right or east Monticello is a flat/level lot where the new library and soccer fields are planned. That’s the flood plain or rather is part of a flood plain that runs from Oak Park Blvd north to Gregory Lane.
I believe the flood control district already owns some of the empty lots that are to the north of Pleasant Hill Middle School. I’d have to walk around on those fields to see with the signs on the fences say.
The land to the left or west of Monticello is on a slight hill and is about ten to 20 feet above the flood plain. As they are on a hill they will also have a fantastic view of Mt. Diablo. That view combined with excellent access to the freeways, BART, and downtown PH, likely will push these homes to $1.5 million.
They shoulf of put a skatepark in that lot that they are building the library in. Been looking at it for years to do that. Ph needs a skatepark.
