Contra Costa Supervisors To Consider 125 Condos On Palmer School Site Near Walnut Creek

The Contra Costa County Board of Supervisors will decide today whether to sign off on the environmental impact report for a developer’s plan to build 125 condos on the former Palmer School site in unincorporated Walnut Creek.

The Oak Road Townhouse Condominium Project would be built on 5.94 acres, across Jones Road from I-680 and near the Pleasant Hill BART station. The project, which would be approximately 470 feet north of the Contra Costa Canal, would entail 19 three-story buildings, some of which will have rooftop decks.

All of the buildings of Palmer School, which operated there from 1939 until it closed in June 2020, would be demolished.

The site would be rezoned and subdivided into 19 residential common lots and 11 private roadway lots (to be owned and maintained by the future homeowner’s association). There would also be 278 on-site parking spaces, including 34 bicycle spaces.

The project includes the removal of approximately 74 trees and relocation of one tree.

The applicant, Summerhill Oak Road LLC, would be required to sell 10 units to affordable and moderate-income households, and pay the county in-lieu fees of $387,753.

… where is the water going to come from? anybody on the Board know that we’re in a long term drought with no expected relief? Newsom won’t build desalination plants or water retention facilities… so we have to ration for them to build? Ridiculous!

With each new home built, the water district can justify an increase of 1% in water restrictions for everyone.

So for this project, CCWD can add 1% more to the already draconian water restrictions we all share now.

CCWD will then have a net-zero increase in water usage.

Which justifies a rate increase.

Randy, project applications are routed to CCWD or EBMUD (as applicable) for comment and input. According to the review, the respective water district has issued a “will serve” letter indicating 125 units can be absorbed into their service area.

Who the hell knows?

The BOS doesn’t know and doesn’t care. They’re firmly entrenched in things like renaming Kirker Pass Rd. As long as a developer lines their pockets, they’ll just obfuscate and defer when asked pointed questions about water, power, infrastructure, traffic, increased crime, etc, etc….

Sure, any new housing will need utilities and infrastructure, but if we need more housing then it makes sense to build it near BART, as fewer cars and road space will be needed. And it makes sense to build it high density, so less of the precious open space is used up. So I think this is a good plan.

So we all save water so they just use it to cover new development What a bunch of crap. They are wrecking the quality of life in this area with over building and doing nothing to increase the infrastructure to support it. It’s all about getting there tax money to piss away on other things instead of what’s needed We need to remember this next time any of them are up for re-election.

Doing a happy dance! Yes to high density housing near transportation hubs! Build new schools and housing with updated infrastructures. Knock down old dated office building and rebuild something modern. Now lets get concord out of the dark ages and prep it for the younger generations.

My daughter attended Palmer School. The problem is that no one in the family wanted to continue running the school.

It’s amazing how worked-up people get crying over drops of water while no mention is made of agriculture, which uses the vast majority of our state’s water.

This condo complex is insignificant.

Millions of illegal aliens pour into California every year and I should worry about a 125-unit condo complex where actual rent payers will live? It’s insignificant.

This seems like a great project! We need more housing and it’s an excellent location close to businesses that will benefit.
