Walnut Creek City Council Gets First Look At Proposed New Housing Near Oak Grove Rd. & Ygnacio Valley Rd.

The Walnut Creek City Council will discuss on Tuesday whether a developer can convert the Woodlands Office Park near the city’s eastern border and Ygnacio Valley Road into a 46-unit housing development.

P/A Design Resources wants to convert the 3.5-acre site — which currently holds two two-story office buildings on the 3000 block of Citrus Avenue — into 14 smaller buildings of housing. The development would require a general plan amendment from the city for low-density, multi-family housing. The site is currently zoned for offices.

The council is slated to hear about the project and provide feedback to the developer concerning whether it should move forward with an application.

The site is just north of Ygnacio Valley Road, east of Oak Grove Road, and south of the Citrus Marketplace Shopping Center, encircled by Citrus Circle.

The two buildings currently on the site were constructed in the 1970s and were purchased by P/A Design Resources in 2015, which said in a report both need considerable repair, as does the parking lot. The company said both buildings have historically had high vacancy rates and are “no longer economically viable.” The company also said it would add street safety measures,

Moving forward, the project would require public hearings before the city’s design review commission and planning commission, before returning to the city council. The process would likely take 8-12 months.

There are townhomes across the street. I would be ok with housing provided it is owner occupied. We need to give people a start in the housing market or good options for downsizing.

When developers start playing the low income game following state laws, they get to bypass some local restrictions and force quicker reviews of the project. The state has created a lot of incentives for them to add more less than market rate units.

I can buy into low-income as Seniors that are on fixed incomes.

“Low Income” unfortunately encompasses those types that will migrate from certain areas and bring their “life-style” with them!! Does Nob Hill Groceries, B of A and BevMo would care to have vandalism and theft befall them??
WCPD might now be of much help since they tend to side with these miscreants!

There is plenty of room in Oakland to build Marxist housing and the transportation services are already there
WC Council needs to think hard and acknowledge that the town is being targeted for destruction as it is currently known
Nothing good will come from appeasing Marxist loud mouthed activists
There needs to be a moratorium on new development while the illegitimate Marxist regime is still in place
They should all get on a bus and go to Oakland if they need any clarification

Obamavirus you may want to take an economics class. There is nothing Marxist about this project. It is capitalism at its finest. The property owner(s) want to earn a better return on their investment by converting a commercial property into residential.

They look to be trying to offload their property by pressuring council to change the zoning to multi-family
Why should we change it for them? “fairness”, “equity” “racism”?
Maybe homeowners in the area would prefer to keep things as they are now
They have been paying property taxes and have the right to protect their property values

The plan all along was to convert the property to higher density. Why buy a property that needs all the updates and has had historically high vacancy rates? Sounds like a good investment to me but only if I could get it converted.
